Jackson has a lot to offer Super-cheap living Excellent location Great small town feel with large city convenience |
Punch-ListIt's July 2008. The last time this punch-list was updated was March 2007. We had lived in the house for 1 1/2 years. I had some really big ideas, let me tell you and basically the house and what it needed overwhelmed me. I had been thrilled to trumpet how I owed nothing on a mortgage (because you can do that in Jackson, buy a home in a nice neighborhood in full), but I ended up borrowing some money to get it fixed up. Had I not, we would have been living like the Berverly Hillbillies for a long long time. First things first 14 yard umpster to clean up accumulated junk. When the dumpster arrives I must take care of what is laying around first. Refuse on back of house Tree limbs and railroad tie from under blue spruce trees Throw-away junk/trash from basement, if any Big barrel in back yard with a tree growing out of it (zoinks) Remaining flooring from crafts room
The contractor ripped out the ceiling in BR#3, the walls in the Foyer, the ceiling tiles in the Living Room, the walls and ceiling in the Lower Bathroom, and the walls and ceiling in the Kitchen. I had done all of the rest myself. That is a lot of demo work. Plumbing
Refrigerator Icemaker feed tube installed
Heating
Electrical
Wire run up through newel post for light (at a later date) Wire run into closet beneath stairs for light
Insulation
* I was told by the boiler guy that the attic needs more insulation and that that should be done in the next 6 months to get the most out of the new boiler * Sheetrock
Window Rebuild Forget it, I got all new vinyl double-paned double-hung winows with a lifetime warranty and let me tell you, I love them! 18 windows were replaced, that's a lot of window.
Prime and Paint It's pretty funny that I'd say prime and paint anything. AS of March 2008 no walls in the house were worth keeping, nor could they have been kept. They fell to pieces after the paneling was taken down and many I had knocked out myself. In April 2008 every wall in the house was replaced except in the study and the closet in BR#3. Nice, smooth, fully insulated with R-13. Winter '08/'09 will be different. Everything must be painted so now this list is applicable. Bedroom #1 Crafts room
Upper Bathroom (crappy job by contractor, must be redone by me) Study (paneling stayed in this room, ceiling needs paint) Foyer Under stairway
Living room Lower Bathroom (crappy job by contractor, must be redone by me) Family Room
Sand and Seal Floors Dining Room Foyer/Entry Living Room Study Family Room My plan is to sand the floors then apply about 4-5 coats of clear or amber satin finish water-based polyurethane. All Baseboards Need Shoe Molding Installed Kitchen Lower Bath Family Room Study Entry/Foyer Living Room Dining Room BR#1 BR#2 BR#3 Upper Bath Crafts Room All of the original trim that remained was removed. It would have been near impossible to replace it with the kind of money and time I have. All windows now have a picture frame type casing as do the doors. It's plain but I like it. Entry Doors
Thankfully all have been replaced. They all lock, they are all insulated. I now need to get storm doors for all of them. Storm Doors Front Door Living Room (west) Kitchen (driveway) Kitchen (backyard) Way Out in the Future New front porch build New rear porch build New Stairway Railing, newels posts and spindles* *These items wont be achieved in 2008/09 and possibly not in 2010 either.
